Responsible for the safe and efficient operation, maintenance, and repair of mechanical, electrical, plumbing systems, and all associated equipment for one or more properties.
• Supervise the work of subordinate employees.
• Operate, maintain, and repair all electrical, mechanical, plumbing, life safety systems, and other related equipment in assigned properties.
• Conduct daily mechanical tours according to company standards and the schedule set by the supervisor to ensure the continuous, efficient, and safe operation of equipment and building systems.
• Adjust HVAC systems controls to manage temperature and air circulation to provide tenant comfort and meet lease requirements.
• Operate and monitor automation systems, logs, system measures, and alarms to identify and resolve problems and anomalies outside of normal operating parameters; adjust systems as appropriate; and record and report all faults, deficiencies, and other unusual occurrences.
• Perform preventive and reactive equipment maintenance as required by company standards and manufacturers' specifications and documents actions/measures with the service request system.
• Quickly respond to and resolve tenant and property management service requests and document actions with the service request system.
• Performs general building maintenance and repairs and paints equipment, mechanical, and related spaces.
• Respond to alarms and incidents of any nature, provide assistance, and identify recurring issues for follow up and correction.
• Ensure that required documentation, operating logs, and maintenance forms are completed accurately and clearly and are maintained in Company Compliance Books, paper files, and electronic data/filing systems.
• Comply with and enforce policies from the Employee Manual, Operations Manual, safety guidelines, and accepted company practices.
• Perform other duties, complete special projects, and carryout tasks assigned by managers and supervisors in an efficient and timely manner.
• Carry and utilize company issued communication devices for emergency response and daily communication.
· Lead operational tasks for site specific teams, leads by example, fulfills the role of training Engineers, and support operational engineering duties as the needs of the property and client require.
· With direction from Chief Engineer/Management, trained, directed, and provided quality control for the following:
· Maintaining and developing operation logs and files, where appropriate, to include, but not limited to, chemical consumption logs, other equipment, and operation inspection logs specific to the properties.
· Analyze existing systems and operations and develop preventative maintenance strategies.
· Monitoring processes, workers, and methods, and developing plans for increased/maximum efficiency.
· Coordinating with Manager, Engineers, and Apprentice Engineers to ensure quality services are completed on schedule.
· Performing quality control on all projects, writing reports, and making recommendations for improvement.
· Maintain ethical, professional, and courteous relations with contractors and tenants.
· Assist with directing building occupants with evacuations.
· Utilize fire alarm and life safety systems at assigned property and adjust and changes as needed.
· Adhere to all MRP and property policies and procedures and perform all duties in a safe manner and help ensure compliance with city, state and federal safety and environmental laws, codes, standards, and regulations.
· Actively participate in required training activities and seminars.
· Apply knowledge of how each of the components in the building systems relates operationally to one another and modify and/or install new system(s) as needed.
· Ability to efficiently handle and coordinate multiple tasks and project assignments.
· Interact with employees, visitors, and contractors with poise and diplomacy.
· Ability to support the Engineering team during maintenance and troubleshooting processes.
· Perform general repairs, maintenance and replacement of building components including, but not limited to, building fixtures, plumbing, electrical and A/C controls & more.

· Perform mathematical computations related to building operations for problem solving building comfort and operation issues.
