· Assists Chief Building Engineer with day-to-day operations, administrative duties, maintenance, and management of building maintenance technicians. Ensures the operation of building equipment and operation of HVAC, electrical, plumbing, and elevator equipment is efficient. Coordinates, monitors, and inspects the work performed by outside contractors. Coordinates work assignments; plans and schedules work to be completed and obtain necessary tools, equipment, and materials while ensuring a minimum disruption of building operations. Performs and oversees the installation, troubleshooting and repairing of mechanical and electrical equipment. Gives hands-on instruction in maintenance and troubleshooting procedures. Maintains a positive working relationship with tenants, vendors, contractors, with Lincoln Property Company
o Emergency/On-Call – After-hours/weekend repairs
o Safety/Security – Responds to alerts of equipment failure, security alarms, fire alarms, flooding, severe weather issues, generator and elevator tests, and customer concerns.
o Mechanical Equipment – Maintain equipment and mechanical equipment rooms to ensure safe and clean conditions. Reports inefficiencies and makes suggestions for areas needing improvement.
System Operations – Assess the operations of various systems to determine the cause of malfunctions and problems; establish corrective action to restore to proper operating condition. Monitor and perform utility adjustments through building automation systems
· Works cooperatively with Property Manager and Chief Building Engineer as an integral part of maintenance/management team. Manages building equipment and operation of HVAC, electrical, plumbing, and elevator equipment. Processes tenant service requests utilizing a computer-based work order system. Coordinates, oversees, and inspects the work performed by outside contractors. Performs preventative maintenance by adhering to established schedule.
o Emergency/On-Call – After-hours/weekend repairs, snow removal, freeze watch.
o Safety/Security – Oversee building evacuations. Respond to alerts of equipment failure, security alarms, fire alarms, generator and elevator tests, and customer concerns.
